Sell Your Property Using

Effective Marketing Techniques



 

1.    MLS
Your property will be listed on the Multiple Listing Service.  Having your property listed on the MLS is very basic, but of very high importance. When your property is seen on the internet, there will be a total of ten pictures.

 

2.       A web page created specifically for your property
The web page will include more pictures, more information about your property. The web address will be printed on all marketing materials. After a buyer views your property, they can go back to look more closely at the details of your home including more pictures. This creates top of mind awareness. It causes a potential homebuyer to remember your property better than they remember the other properties they had recently seen.

 

3.       Brochures and highlight sheets
High quality brochures and highlight sheets will be made for your property. For the brochure box, one page brochures on glossy paper. For open house visitors and for buyers on a private showing, a choice of a one page highlight sheet with all details summarized or a multiple page brochure, which includes more details needed for a buyer to complete a purchase agreement such as the seller’s disclosure report and any inspection report.

 

4.       Brochure box
The brochure box on your for sale sign is one way for buyers to get important information the moment they first see your house.

 

5.      Hotline
Edina Realty’s hotline is the best in the business. When a buyer sees your property’s Edina Realty for sale sign with your hotline number, they can call to quickly get information about your property such as: the number of bedrooms and bathrooms, a few short details, the price and if there is and open house scheduled.

 

6.       Reflective signs
Edina Realty’s red for sale signs are highly visible, especially in the snow. The letters on Edina Realty’s for sale signs are reflective, making them very noticeable in a car’s headlights.

 

7.       Electronic lock box.
The most secure way to make a key available to Realtors. A record is made each time your lock box is opened and your house is viewed.

 

8.       Office tour.
Each Tuesday, agents with active buyers tour properties listed on the office tour without needing to make a preview appointment.

 

9.       Agent previews
Agents may preview your property in an effort to locate a home for their buyers.

 

10.     Agent follow up
Each time and agent shows your property, I will call for feedback to see if there is a qualified and interested buyer who has seen your property.

 

11.     Open houses
At your request, I will schedule and hold an open house at your property.

Communication and dependability are very important. Using professional and reliable companies to handle mortgage and title helps ensure a smooth closing.

 

14.     Pre-inspection report & 1 year warranty
Optional.
  You can have your home inspected and warranted. When buyers write a purchase agreement subject to a complete home inspection, they can simply pay $100-$150 to review the inspection with the person who did the inspection on your home. The warranty covers such things as the furnace and water heater for one year from the date of closing.

Listing your property on the MLS is fundamental.  It is important to do more than simply list your property with minimal information and pictures.  I’ll include the maximum pictures. I’ll also be sure that all information is clear and accurate.

 

It’s easy to get lost among the thousands of listings in the Multiple Listing Computer System.  Having an effective Multiple Listing Service ad that will meet the search parameters used by real estate agents will guarantee that all the agents with a prospective buyer for your property will see it.

An exclusive of Edina Realty, the hotline provides prospective buyers with immediate information about your property via telephone 24/7.

 

Hotline has several features that buyers find convenient and allow your property to standout. The caller hears the details about your property including the number of bedrooms and bathrooms and the price. When there is an open house scheduled for your property, the hotline will inform the caller of the open house. 

 

Other companies have similar information lines. The Edina Realty hotline sign attached to your for sale sign has larger and easier to read numbers than other companies.  Edina Realty does not give the hotline caller’s phone number to anyone for sales leads.

 

Try the hotline. First chose a property with a hotline number listed by Edina Realty. The five digit hotline code can be found not only on a for sale sign, but also in the Sunday Pioneer Press and on EdinaRealty.com’s property search.  Call the hotline at 952-858-5858. When the system answers, enter the five digit hotline code.
